Do you have an empty apartment gathering dust? No time (or inclination) to play real estate agent? Or have your previous tenants left you with more surprises than you expected?

Or would you like to invest in several properties at once and delegate rental management?

Entrust your home to a Social Real Estate Agency and breathe… We take care of (almost) everything, except perhaps the green plants!

  • Finding a tenant? We take care of it, including visits. We select from our database of prospective tenants, and our Allocation Committee does the rest.
  • Drawing up and signing the lease? That’s our department. Including an inventory of fixtures, because details count.
  • Rent, even in the event of a void rental? Yes, yes, we’ll pay you anyway.
  • Small everyday problems (taps, boilers, chimney sweeping…)? We supervise.
  • Big jobs (like leaks or recalcitrant roofs)? We’ll contact you anyway, and
  • then we coordinate.
  • The tenant? We provide social and technical support.
  • A dispute with the tenant? We can handle that too!
  • At the end of your mandate? If there is damage beyond normal wear and tear, we’ll deal with it.

And as much as we like to joke around here, when it comes to your home, we’re deadly serious!

How does the property management process work?

  • Property visit: Our technical agent will visit your property. If everything fits, we’ll make you a rent offer adapted to its characteristics. The property must be unoccupied at the time AIS takes over management!
  • File creation: Do you accept our proposal? Perfect! You’ll need to provide us with a few documents (PEB, deed of ownership, conformity of installations, advance payment, etc.) so that we know your property inside out.
  • Signing the management mandate: Once the management mandate has been signed, a tenant will be designated to move in. We set up the rental guarantee, carry out the inventory of fixtures and sign the lease, which we then register. Once the first tenant is in place, the rent starts to fall.

The mandate is signed for a fixed term – usually 9 years – but this one has a special feature: it can be revoked unilaterally. (see management mandate). And don’t worry, we’ll make sure that the search for the first tenant doesn’t drag on too long!

Renovation grants

An unoccupied dwelling? Or an unoccupied building in need of renovation? The Walloon Housing Fund (Fonds du Logement Wallon – FLW) offers loans and subsidies to homeowners to give them a new lease on life. These subsidies are designed to finance the renovation or conversion of empty dwellings… on condition that they are then entrusted to an Agence Immobilière Sociale (AIS) for management.

Tax benefits

Putting a property under management via AIS entitles you to a number of tax benefits, including :

  • Exemption for individuals or reduction for corporate bodies from property tax.
  • Reduced VAT rate for certain operations.
  • Tax deductibility of work-related costs.
